If you are responsible for a building rather than a home, HVAC maintenance is a different problem to servicing a household air conditioner. You are managing multiple assets of different ages, tenants who complain when a zone runs warm, an energy bill that is largely driven by plant efficiency, and a records requirement that has to stand up when someone asks for it.
We provide planned and reactive HVAC maintenance for offices, retail units, warehouses, labour accommodation, schools, clinics and hospitality properties, primarily across Al Ain and the Abu Dhabi emirate.
Where a site runs on central chilled water plant owned by the developer or building management, we work to the boundary of your demise and coordinate with the plant contractor rather than pretending to cover something we do not.
The point of a PPM regime is to convert unpredictable failure into scheduled cost. A typical schedule looks like this.
That last item is what separates a maintenance contractor from a callout service. You should end each year knowing which three assets are going to cost you money next year, so you can budget for them rather than be surprised by them.
Most HVAC maintenance guidance written for the UAE is written for coastal Dubai and Abu Dhabi city, where the dominant stresses are humidity, salt-laden air and corrosion. Inland sites in Al Ain and the surrounding Abu Dhabi region have a different profile and it changes the schedule.
Higher ambient. Inland highs run several degrees above the coast — the National Center of Meteorology forecasts 38 to 44°C inland against 35 to 41°C coastal, and Al Ain has recorded 48°C on a day when coastal areas reached about 41°C. Condensers here operate closer to their design limit for longer. Coil fouling that would be tolerable on the coast causes measurable capacity loss and elevated head pressure inland.
Heavier particulate loading. Al Ain sits inland with open desert to the south, and sandstorms occur intermittently through the hotter months, at times cutting visibility to a few metres. Filter intervals that work on the coast are too long here. On industrial sites in Sanaiya and Khatm Al Shiklah, the process inside the building often matters more than the weather outside it.
Lower humidity. Relative humidity falls to around 21% in May. Less condensation means less biological growth in drain pans and on coils than coastal sites experience — but it also means dry dust travels further into the system rather than being trapped in moisture at the coil face.
Practically: filter frequency up, condenser cleaning frequency up, drain pan treatment frequency down relative to a coastal specification.
No PPM regime eliminates breakdowns. What it does is reduce them and make the ones that remain smaller. For contracted sites we hold priority response and we keep an asset register, so the technician arriving at a fault already knows what is installed, how old it is and what was found last visit.
For commercial operators the paperwork is part of the service, not an afterthought.
The Abu Dhabi Public Health Center advises regular maintenance of HVAC systems in commercial and residential buildings. Food premises, healthcare facilities and schools carry additional hygiene obligations of their own. Keeping dated, evidenced records is the cheapest form of protection available to an operator, and it costs nothing extra if the contractor is producing them anyway.
We are a general maintenance contractor. We have no equipment to sell you and no incentive to recommend replacement over repair, or the reverse.
When plant is at end of life, we will say so — with the numbers, so you can build a replacement case rather than absorb repeated repairs against an operating budget.
When a comfort complaint is not an HVAC fault, we will say so. A large share of "the AC is not working" tickets in commercial buildings are actually zoning problems, thermostat placement, solar gain through unshaded glazing, or a partition installed across a supply grille during a fit-out. Replacing plant does not fix any of those.
When something is outside our scope, we will say so rather than attempting it. Central chiller plant, high-level access requiring specialist equipment, and anything requiring a permit we do not hold gets referred, not improvised.
Most commercial clients move to a scheduled contract after the first year, because it is cheaper than reactive callouts and because the budgeting is predictable. Scope, visit frequency, response times and what is included versus chargeable are agreed in writing before anything starts. Scale and scope. AC servicing is a routine visit on a domestic or small commercial unit. HVAC maintenance covers the whole building system — air handling, fan coils, ventilation, extract, ductwork and controls — on a planned schedule with asset records. Quarterly is the usual baseline for commercial premises, with major works biannually and a full assessment annually. Industrial sites, kitchens and healthcare facilities generally need more. Inland Al Ain sites typically need shorter filter intervals than an equivalent coastal building.
