Annual Maintenance Contract
Planned maintenance contracts for villas, buildings and commercial property in Al Ain — AC, plumbing, electrical and civil works on one agreement.
Villa maintenance across Al Ain — AC, plumbing, electrical, carpentry and finishes, handled by one contractor on a seasonal plan built around the Al Ain summer.
A villa is not one building system, it is about nine of them, and they fail on different schedules. Most households end up with a phone full of contractors, each of whom knows one part of the house and none of whom is responsible for the whole.
We look after entire villas in Al Ain — AC, plumbing, electrical, carpentry, tiling, painting, ceilings and the fabric of the building — on one contract with one number to call.
Maintenance here has a rhythm, and working with it rather than against it costs less and is far less disruptive.
The most important window. Full AC service across every unit, condenser coils cleaned, drain lines cleared, electrical connections checked and tightened. Everything that will be tested in July gets attention now, when a technician can work comfortably and a fault can be fixed without you sitting in a hot house waiting for a part.
Also the right time for exterior painting and anything requiring outdoor work.
Filters checked, drains checked, and repairs when they arise. Al Ain runs hotter than coastal UAE — inland highs of 38 to 44°C against 35 to 41°C on the coast, with 48°C recorded here — so this is the period when things break, and the period when contractors are hardest to reach.
Duct cleaning, interior painting, carpentry, tiling, roof and waterproofing checks ahead of the cooler months when what little rain the region gets tends to arrive. Comfortable working conditions and better availability.
Established districts — Al Jimi, Al Muwaiji, Hili, Asharej. Older building services. AC systems near the end of their life, sealed ceiling voids with no access panels, drainage that was installed to older standards, and electrical installations carrying more load than they were designed for. The work here is weighted towards renewal and access improvement, and it is worth planning rather than reacting to.
Newer developments — Zakher, Al Mutaredh, Falaj Hazza. Better-sealed systems and less accumulated neglect. Here the aim is keeping it that way — routine servicing, filter discipline, and catching small things early. We will often tell you a newer villa needs less than you expected.
The practical difference on a villa: when a ceiling stains, we find out whether it is the AC drain, a plumbing leak or the roof, then fix the cause and repair the ceiling and repaint it — quoted once, done once, with one company answerable for the result.
With separate contractors, that same problem is three quotes, three visits, and a conversation about whose fault the paint finish is.

AC servicing across all units, plumbing and electrical checks, and attention to the fabric — ceilings, paint, doors, tiling. AC is normally the largest component in Al Ain.
February to April. Getting the AC serviced before the load arrives prevents most of the summer breakdowns we attend.
If your villa has several AC units, a contract usually costs less than reactive calls and gets you priority in August. If it is a small newer property, calling as needed is fine. We will tell you which.
Everything listed above is in-house, which is the point.
Depends what is failing. Systems at end of life are better replaced than repeatedly serviced. We will give you both views with numbers rather than pushing the larger job.
Survey first, written quote second, work third. Nothing starts until you agree the scope and the price.
