Most commercial cleaning contracts are priced from an office template and then applied to a building that is nothing like an office. It is why so many of them underperform: a warehouse in Sanaiya, a retail unit on a main road and a labour accommodation block generate completely different soiling at completely different rates.

We scope commercial cleaning around what the building actually does.

What we cover

  • Retail units and showrooms — front of house presentation, floors, glass, back of house
  • Warehouses and workshops — floors, racking areas, welfare facilities, offices within
  • Labour accommodation — communal areas, washrooms, kitchens, corridors
  • Residential building common areas — lobbies, corridors, stairwells, lifts, bin areas
  • Clinics and consulting rooms
  • Educational and community premises
  • Hospitality — public areas and back of house
  • Periodic and specialist works — floor stripping and sealing, high-level cleaning, external areas

Scoping by what the building does

Warehouses in Sanaiya and Khatm Al Shiklah. Large hard floors, dust from open doors and vehicle movement, and soiling driven by the process inside. A joinery workshop, a workshop handling oils and a dry goods store need three different specifications. Welfare facilities in industrial premises usually need more attention than the production areas.

Retail. Frequency is set by footfall and by what the customer sees. Entrance glass and floors carry the presentation, and both take a heavy dust load here.

Labour accommodation. High occupancy, heavy use of washrooms and kitchens, and hygiene obligations with real consequences. This needs daily attention and documented cleaning, not a weekly visit.

Building common areas. Judged by residents constantly and noticed only when it slips. Lobbies, lifts and bin areas are where complaints originate.

Al Ain conditions

Dust is continuous and it is the main variable. Sandstorms occur intermittently through the hotter months, at times cutting visibility to a few metres. Buildings with frequently-opened or open-sided access — warehouses especially — take on far more particulate than a sealed office, and a schedule that does not account for that will always look inadequate.

External areas re-soil the interior. Sand on approaches, entrances and car parks is walked straight in. Cleaning the outside is part of keeping the inside clean. See external areas and housekeeping.

Summer scheduling. Work in unconditioned spaces — warehouses, external areas, car parks — needs to be scheduled around the heat, both for crew safety and because it takes longer. We plan for it rather than pretending it does not exist.
