If your ceiling is stained, sagging or has started to come away, the ceiling is the symptom. Something above it is wet. Replacing the board without finding the source means you will be replacing it again next summer.

Why ceilings fail in Al Ain villas

Nearly every water-damaged ceiling we open in Al Ain comes down to one of four things, and the first is by far the most common.

1. Blocked AC condensate drain. A ducted split unit working through an Al Ain summer removes a substantial volume of water from the air every day, and that water leaves through a drain line. When the line blocks — dust, biological growth, or a fall that was never right — the drain pan overflows into the ceiling void. It happens gradually, it happens in the hottest months when the system runs hardest, and by the time it shows on the ceiling below it has been going on for a while. If your ceiling stained in July or August, check the AC drain before you assume plumbing.

2. Plumbing leak from the floor above, or from pipework routed through the void.

3. Roof or parapet water ingress, which shows up after the infrequent but intense rainfall the region gets, mostly in the cooler months.

4. Movement cracking, which is not water at all — thermal movement opening up board joints, particularly on long uninterrupted runs.

Our first job on a damaged ceiling is establishing which of those it is. Opening the ceiling and looking is quick and it is the only way to be sure. We would rather spend an hour diagnosing than replace a ceiling that fails again.

Fit access panels while the ceiling is open

This is the most useful advice on this page.

Most Al Ain villas have AC units, condensate drains, ductwork and pipework sitting in a sealed ceiling void with no way in. That means every future inspection or repair starts by cutting the ceiling and ends by repairing it — cost and disruption, every time.

When we open a ceiling for any reason, we will suggest fitting proper access panels at the points that matter: drain pans, duct branches, valves and junctions. It adds little to a job already underway and it removes a recurring cost for the life of the building. Any maintenance contractor who closes a ceiling back up without offering this is not thinking about your next ten years.

Repair or replace a section?

Repair a discrete area where the surrounding board is sound and dry, and a joint or paint line can hide the boundary.

Replace the section or the room when board has been wet long enough to lose strength, when sagging extends beyond the visible stain, when there is mould growth on the back face, or when patching would leave a visible level difference across an open ceiling.

Wet gypsum does not recover. Board that has been saturated and dried is weaker than it was and will sag again.

Frequently asked questions

My ceiling is stained. What caused it?

In an Al Ain villa during summer, most often a blocked AC condensate drain in the void above. Less often plumbing, roof ingress, or condensation on uninsulated pipework. We open and look rather than guess.

Can you repair just the damaged part?

Often yes, if the surrounding board is dry and sound. If it has been wet for a while, the weakened area usually extends past the stain and a section replacement lasts better.

Do you fix the leak too?

Yes. AC, plumbing and ceiling are all in-house, quoted together, and one company is accountable for the result.

How long does a false ceiling take?

A single room is usually a few days including skimming and drying time before painting.

Will the repair be visible?

A well-executed patch, skimmed and painted across the full ceiling, should not be. Painting only the patch almost always shows. We will tell you what is needed for an invisible finish.

Should I have access panels fitted?

If there is AC or plumbing in the void, yes. It is inexpensive while the ceiling is already open and saves cutting and repairing every future time.
