An annual maintenance contract turns unpredictable repair bills into a scheduled cost. Instead of calling around when something breaks — usually at the worst possible time, usually paying whatever the first available contractor asks — visits happen on a plan, rates are agreed in advance, and someone already knows your building.

This page explains what an AMC actually covers, how they are priced, and — honestly — when you do not need one.

What an AMC covers

Contracts vary, but a typical residential or small commercial AMC includes:

  • Scheduled preventive visits at an agreed frequency
  • AC servicing — usually the largest component, and the one that saves the most
  • Plumbing and electrical inspection — checks rather than waiting for failure
  • Minor repairs during scheduled visits, within an agreed scope
  • Priority response when something does fail between visits
  • Agreed rates for work outside the covered scope
  • Records of every visit and what was found

What is normally excluded

Be sceptical of any AMC described as covering everything. Standard exclusions across the industry:

  • Spare parts and consumables — labour is usually covered, parts usually are not, unless you take a comprehensive contract
  • Major component replacement — compressors, pumps, distribution boards
  • Damage from misuse or third-party work
  • Pre-existing faults at the point the contract starts
  • Renovation and improvement work — a contract maintains what is there
  • Equipment already at the end of its life

We survey before offering a contract, partly so we can price it correctly and partly so we can tell you upfront which items are excluded because of their condition. Finding that out during a breakdown is the worst possible time.

AMC or pay-per-call?

A contract usually makes sense when:

  • You are calling a contractor more than twice a year already
  • You have multiple AC units — the servicing alone often covers the contract
  • You are a landlord or manage property you do not visit
  • You run a business where a failure costs you trading time
  • Your building is older and things are starting to go
  • You want predictable budgeting rather than occasional large bills

Pay-per-call is fine when:

  • You have a small, newer property with one or two AC units
  • You genuinely call someone once a year or less
  • You are comfortable arranging things reactively

We will tell you which you are. Selling a contract to a household that will never use it produces one year of revenue and no renewal, and renewals are the entire point.

Why contracts are worth more in Al Ain than most places

Two reasons specific to here.

Summer concentration. Al Ain runs hotter than coastal UAE — inland highs of 38 to 44°C against 35 to 41°C on the coast, and 48°C recorded here. Equipment fails when it is loaded, which means the majority of breakdowns across the whole city happen in the same three months. That is exactly when every contractor is busiest and hardest to get hold of. A contract puts you in the queue ahead of people calling cold.

The preventive visit genuinely works here. Because the summer load is so severe, a system entering June in good condition and one entering June with a fouled condenser have very different outcomes. The March service is the single highest-value item in a UAE maintenance contract, and it is the one people skip when they are booking reactively.

How contracts are priced

The variables:

  • Property size and type
  • Number and age of AC units and other assets
  • Visit frequency
  • Scope — AC only, or full building services
  • Whether parts are included
  • Response time committed
  • Residential or commercial

Questions to ask any contractor before signing

These apply to us as much as to anyone else, and a contractor who is uncomfortable answering them is telling you something:

  1. How many visits, and when are they scheduled?
  2. Exactly which items are covered and which are excluded?
  3. Are parts included, or labour only?
  4. What response time is committed for a breakdown, and what happens if it is missed?
  5. What are the rates for work outside scope?
  6. Will I get a written report after each visit?
  7. What is the notice period, and what happens on renewal — does the price change?
  8. Are you licensed and insured, and can I see both?
