Al Jimi is one of the districts we attend most, and it is also one of the most varied. Within a short drive you have mid- and high-rise apartment buildings, established villas on generous plots, government offices around the Civic Center, retail around Al Jimi Mall, and the oasis at the district's heart.
Those are not one maintenance market. They are three, and they need different things.
Apartment buildings. Al Jimi has a substantial stock of mid-rise and high-rise apartment blocks. In a building, most of what fails is shared — risers, pumps, common area AC, drainage stacks — which means the person who needs to authorise the work is usually the building management rather than the resident. Where a tenant calls us about a leak or a drain, our first question is often who holds the maintenance responsibility for that part of the building, because fixing the symptom inside one apartment when the cause is in a shared stack helps nobody.

Offices, shops and institutional premises. The Civic Center area concentrates government offices and services, and Al Jimi Mall anchors retail. Commercial work here means scheduling around opening hours and, frequently, working evenings or weekends.
The oasis and its surroundings. Al Jimi Oasis contains historic structures — mosques, houses and towers — that sit within the oasis and its buffer zone under heritage designation. If you own or manage property in or adjacent to that zone, any works may carry approvals requirements that do not apply elsewhere in the city. We will flag it rather than proceed and create a problem.
In apartments: condensate drainage from concealed AC units, blockages in shared drainage stacks that present in one flat but originate elsewhere, and water pressure complaints that trace back to a building pump rather than the apartment.
In villas: AC systems working hard across multiple units, ceiling staining from condensate drains, and the tank-and-pump faults common across Al Ain villa stock.
In commercial premises: AC serving areas that were partitioned after the system was designed, which produces comfort complaints that are not AC faults at all.
Al Jimi sits just north of the city centre with good access from the main routes, which makes it one of the quicker districts for us to reach.
