Sanaiya is a completely different maintenance market from residential Al Ain, and most contractors treat it as though it is not. Applying an office maintenance specification to a workshop produces a schedule that is simultaneously too frequent on some items and dangerously infrequent on others.

What happens inside your building matters more than the calendar.
A joinery or carpentry workshop loads its ventilation and AC with fine wood dust continuously. Filter intervals here are a fraction of what an office needs, and duct cleaning is a scheduled item rather than a periodic one.
Paint, body and coating operations put a different load into extract systems, with its own handling requirements.
Food storage and preparation carries hygiene obligations and documented cleaning that a dry goods warehouse does not.
Metalwork and fabrication generates particulate and heat load that changes both ventilation and electrical demand.
General storage may need very little — and we will say so rather than sell a schedule built for someone else's building.
Before quoting a contract here we walk the building and ask what you actually do in it. That conversation is the difference between a specification that works and one copied from a template.
Al Ain runs hotter than coastal UAE — inland highs of 38 to 44°C against 35 to 41°C on the coast, with 48°C recorded. In an office that is a comfort issue. In an industrial building it is an equipment issue.
Control panels and equipment rooms. Electronics fail with heat. A panel room or server cupboard with inadequate or failed cooling will run its equipment far above design temperature through summer, producing intermittent faults that get misdiagnosed as equipment problems when they are cooling problems.
Cold stores and chillers reject heat into an already extreme ambient. Condenser cleanliness is not housekeeping here, it is the difference between holding temperature and losing stock.
Electrical load. Summer cooling demand on top of process load is where marginal circuits show up. Thermal cycling loosens terminals, and a loose connection generates heat. Scheduled connection checks are worth more here than anywhere else in the city.
Open-sided and frequently-opened buildings take on far more airborne dust than a sealed office, and sandstorms occur intermittently through the hot months.
High occupancy changes everything. Plumbing and drainage take sustained heavy use, and hygiene obligations are real and inspected.
Most Sanaiya businesses cannot stop. We phase work, run out of hours, and sequence trades so a bay or a line is out for the shortest possible period. Where the whole site must be down, we plan it with you rather than discovering the problem on the day.
Note also that outdoor work in the UAE is restricted during the middle of the day through the summer months under the midday break rule. It affects external works scheduling here and we build it into programmes rather than treating it as a surprise.
