Door and Lock Repair in Al Ain

A door that sticks in August and swings fine in January is not warped. It is doing exactly what materials do in a climate with a 15 to 20 degree daily swing and summer highs in the forties.

What actually goes wrong here

Sand and dust in tracks and cylinders. This is the leading cause of door and lock failure in Al Ain. Sandstorms occur intermittently through the hot months, and fine dust works into sliding door tracks, roller assemblies and lock cylinders. In tracks it grinds the rollers until they seize. In a cylinder it makes the key progressively stiffer until one day it will not turn — and forcing a stiff key is how keys snap in locks.

If a key is getting stiff, deal with it before it breaks. A cylinder cleaned and correctly lubricated is a small job. A snapped key in a jammed lock on a Friday evening is not.

Do not oil a lock. Standard oil attracts and holds dust, which is precisely the problem. Locks in this environment need a dry lubricant. This is the single most common thing people get wrong, with good intentions.

Thermal expansion. External doors, particularly metal and aluminium ones in direct sun, expand measurably through the day. A door adjusted to a tight fit in winter can bind in summer. Correct clearances allow for it.

Closers fail in heat. Hydraulic door closers change behaviour with temperature — a closer set correctly in January will often slam or fail to latch in August. They need seasonal adjustment, and most people never touch them.

Seals degrade. UV and heat break down rubber and brush seals. A failed seal on an external door lets in dust and heat and pushes up your cooling load, so it is worth more than it looks.

Security work

We change locks for new tenancies, lost keys, changes of ownership and after staff changes, and we can advise on upgrading to better cylinders and multi-point locking on external doors.

Two things we do not do: we do not publish or explain any method of bypassing a lock, and we carry out lock changes only where the person requesting it can demonstrate they are entitled to — the owner, the tenant in occupation, or an authorised agent.

Preventive care

• Vacuum sliding door tracks a few times a year, more during dusty periods
• Use a dry lubricant on cylinders, never oil
• Never force a stiff key — call before it snaps
• Have closers adjusted seasonally
• Replace failed weather seals promptly; they earn their cost back in cooling
