If you own property you do not live in, your problem is not finding a contractor. It is knowing whether what you were told was true.

You are relying on someone else's description of a fault you cannot see, someone else's judgement about whether it needed doing, and someone else's word that it was done properly. That is a lot of trust to place in a phone call.

We maintain rented villas, apartments and commercial units across Al Ain for owners who live elsewhere in the UAE or overseas. What we sell is not really the repairs — it is being able to believe the report.

How we work with absent owners

Everything is photographed. The fault before we touch it, the work in progress, the finished result. You should not have to take our word for the condition of something you cannot see.

We tell you when work is not needed. A tenant reporting a problem and a problem existing are not always the same thing. We attend, assess, and if nothing needs doing we say so and charge you for the visit rather than inventing a repair. Over a few years this is worth considerably more than a lower hourly rate.

We quote before we act, except in emergencies.

We deal with the tenant so you do not have to. Access arranged directly, appointment kept, tenant updated. You get the outcome, not the coordination.

One invoice, itemised. Across trades, across properties.

Tenancy turnaround

The point where property maintenance actually earns its money. An empty property costs you rent every week it sits, and a poorly presented one lets the next tenant negotiate.

A typical turnaround with us:

  1. Inspection on vacancy — photographed condition report, compared against the inventory if you have one
  2. One quote covering everything — repairs, AC service, painting, deep cleaning, in a single price with a single completion date
  3. Work executed together — trades sequenced properly so painting does not follow cleaning, which is how it usually goes wrong
  4. Completion photographs before the next tenant views

Doing this as one coordinated job rather than four separate contractors typically takes days off the void period, which for most owners is worth more than the difference in quotes.

Protecting the asset, not just fixing complaints

Reactive-only maintenance on a rented property is expensive in a way that does not show up until you sell or until something large fails.

AC is the big one in Al Ain. Inland highs reach 38 to 44°C against 35 to 41°C on the coast, with 48°C recorded here. Tenants rarely arrange servicing on a property they do not own, so units run unserviced until they fail — and a compressor replacement costs many times what the servicing would have. Scheduled AC servicing on a rented Al Ain property is the single highest-return maintenance decision an owner makes.

Water tanks are a legal obligation, and it is yours. Abu Dhabi requires drinking water tanks to be cleaned and disinfected at least every six months by a municipality-licensed company, and the responsibility sits with the property owner or property management — not the tenant. Many owners of Al Ain villas do not know this applies to them. See.

Small leaks become ceilings. A tenant may not report a minor stain. Six months later it is a ceiling replacement.

Frequently asked questions

I live abroad. Can you manage maintenance without me?

Yes — that is most of this work. You set an approval threshold, we photograph everything, and you approve anything above it remotely.

Will you deal directly with my tenant?

Yes, for access and scheduling. Anything commercial comes back to you.

How do I know the work was actually needed?

Photographs before, during and after, and a written note of what we found. If a reported fault turns out not to exist, we tell you that.

Can you handle several properties?

Yes, usually more cheaply per property, on one contract with consolidated invoicing.

How quickly can you turn a villa around between tenants?

Sequencing all trades together is what shortens it.

Do you provide condition reports?

Yes, photographed, at vacancy or on request at any point.
