Electrical faults are the one category of building maintenance where waiting is genuinely dangerous. A breaker that trips occasionally is a warning. A socket that is warm to the touch, a burning smell, or a breaker that trips the moment you reset it are not things to monitor over the weekend.

We carry out electrical maintenance, fault finding and repairs across Al Ain for villas, apartments, offices and commercial premises.

What we do

  • Fault finding — tripping circuits, dead sockets, intermittent faults
  • Distribution boards — inspection, upgrades, RCD and breaker replacement
  • Sockets, switches and fittings — replacement, additions, relocations
  • Lighting — indoor and outdoor, LED conversions, emergency lighting, garden and façade lighting
  • Rewiring — partial and full, typically during renovation
  • Ceiling fans and extract fans
  • Water heater and AC electrical connections
  • Earthing and bonding
  • Periodic inspection — for landlords, businesses and anyone buying a property

Why circuits trip in Al Ain summers

Our electrical callouts peak with the temperature, and the reason is load.

Al Ain sits inland and runs hotter than the coast — the National Center of Meteorology forecasts 38 to 44°C inland against 35 to 41°C coastal, with 48°C recorded here. Air conditioning runs harder and longer for more months than it does almost anywhere else in the country. Where a villa was wired decades ago for a smaller cooling load, and units have since been added during extensions or majlis conversions, the circuits are carrying more than they were designed for.

What that looks like in practice:

  • Breakers tripping only on hot afternoons, when every unit is running at once
  • Connections that have loosened through years of thermal cycling — heating and cooling expands and contracts terminals until they work loose, and a loose connection generates heat
  • Older distribution boards without RCD protection on circuits that should have it
  • Extensions and additions wired back into an original board that has no spare capacity

This is why tightening and inspecting connections is a routine maintenance item here rather than a luxury. It is also why a breaker that trips only in August should be investigated in August, when the condition that causes it is present.

Stop and call us

Do not continue to use the installation if you have any of these:

  • A burning or fishy smell from a socket, switch or the distribution board
  • A socket, switch or plug that is warm or discoloured
  • Scorch marks around any fitting
  • A breaker that trips immediately every time you reset it
  • Any shock or tingle from an appliance, tap or metal fitting
  • Buzzing or crackling from a fitting or the board
  • Lights dimming noticeably when a large appliance starts

Switch off the affected circuit at the board and call 00971 56 391 3800. Repeatedly resetting a breaker that keeps tripping removes the only protection you have.

What we will not do

We will not bypass protection. If a breaker keeps tripping, the answer is to find the fault, not fit a larger breaker. Anyone offering to "upsize" a breaker to stop nuisance tripping without investigating is creating a fire risk.

We will not certify work we did not do and cannot verify.

We will not work live where it can be avoided, and we will isolate properly even when it takes longer.

We will tell you when a board needs replacing rather than repairing. An old board without proper residual current protection is worth upgrading regardless of whether it is currently faulting.

For landlords and businesses

Periodic inspection and testing gives you a documented record of installation condition — worth having before a tenancy, before a sale, and as a matter of course for commercial premises. We provide a written report with prioritised findings rather than a pass or fail. See preventive maintenance and facility management.

Frequently asked questions

Why does my breaker only trip in summer?

Load. Every AC unit running at once on a hot Al Ain afternoon draws far more than the same installation does in January. If a circuit is at its limit, summer is when it shows. The fix is diagnosis and, often, redistributing load or adding capacity — not a bigger breaker.

Is it safe to keep resetting a tripping breaker?

No. It trips because something is wrong, and resetting it repeatedly defeats the protection. If it trips again immediately, leave it off and call.

Can you add sockets or a new circuit?

Yes, subject to spare capacity at the board and the condition of the existing installation. We check both before quoting rather than after starting.

Do you do full villa rewiring?

Yes, usually as part of a renovation since it involves chasing walls and making good — all of which we handle in-house.

My lights flicker. Is that serious?

It can be. Occasional dimming when a large appliance starts is often normal. Persistent flickering on one circuit often means a loose connection, which generates heat and should be looked at promptly.

Do you provide inspection reports?

Yes — written, with findings prioritised so you can plan the work rather than face one large number.
